1. About these terms

These terms govern your use of this website and any enquiry you make through it. "Company", "we" and "us" mean Samridhhi Odisha Multiventure Private Limited, CIN U68200OD2026PTC054653, having its registered office at Plot No. 1500, Nirmala Niwas, Ghatikia, Mahalaxmivihar, Bhubaneswar — 751029.

2. Nothing here is an offer

The content of this website — including project descriptions, images, layouts, areas, rates, timelines and investment illustrations — is indicative and for general information only. It does not constitute an offer, an invitation to offer, a prospectus, or a solicitation of funds. No contract comes into existence until a booking form is accepted in writing by an authorised signatory of the company.

3. Sale of land

• All land is sold on a registered sale deed executed before the jurisdictional sub-registrar in the buyer's name.
• Stamp duty, registration fee, GST and any statutory levy are payable by the buyer at prevailing government rates, over and above the land consideration.
• Development, documentation and maintenance charges, where applicable, are disclosed in the booking form before any payment is accepted.
• Plot numbers, dimensions and orientation are allotted as per the approved layout and may be adjusted for statutory reasons.
• Possession and development timelines are estimates and are subject to approvals, force majeure and buyer payment compliance.

4. Payments

• All payments must be made by cheque, demand draft, NEFT/RTGS/IMPS or UPI to the company's designated bank account only.
• Payments to any individual account, or in cash beyond limits permitted by law, are not accepted and will not bind the company.
• A receipt bearing the company's seal is issued for every payment. Please insist on it.
• Delay in payment as per the agreed schedule may attract interest or cancellation as set out in the booking form.

5. Cancellation and refund

Cancellation and refund are governed entirely by the executed booking form or agreement. Where a booking is cancelled by the buyer, the company may retain a cancellation charge as specified in that document. Refunds are made to the same bank account from which payment was received, after deduction of applicable taxes.

6. Investment options

Assured-exit, buyback and loyalty benefits described on this website are contractual undertakings recorded in the Investment Agreement executed between the company and the investor. They are commercial obligations of the company and are not guaranteed, insured or underwritten by any regulator, bank or government body. Past or illustrative figures are not an indicator of future results.

7. Marketing associates

Persons enrolled as marketing associates or channel partners are independent contractors. They are not employees or agents of the company and have no authority to make any representation, promise or commitment on the company's behalf. The company is bound only by what is stated in its own written documents signed by an authorised signatory.

8. Intellectual property

All content on this website — text, layout, graphics, photographs, logos and the "Samridhhi Odisha" mark — is the property of the company. It may not be copied, reproduced or used commercially without prior written permission.

9. Limitation of liability

To the extent permitted by law, the company is not liable for indirect or consequential loss arising from the use of this website, from reliance on indicative information published here, or from any third-party content or link.

10. Governing law

These terms are governed by the laws of India. Any dispute is subject to the exclusive jurisdiction of the courts at Bhubaneswar, Odisha.
